According to growthspotter.com, Scannell Properties has filed development plans for a four-building warehouse complex totaling 369,000 square feet of logistics space on land it bought this year for $9.9 million in Davenport, Florida.

The Indianapolis-based developer acquired the 24-acre vacant parcel in May across two transactions. The site sits on the I-4 Access Road, west of US 27 and east of the Walmart and FedEx distribution centers — positioning the project inside one of Central Florida’s busiest industrial corridors along the Interstate 4 interchange.

The proposed Davenport Business Park would be built in a single phase, according to site plans. Polk County Planning Administrator Erik Peterson said the county has reviewed the first set of engineered site plans, but the developer has not yet submitted building permits.

Four buildings planned in one phase

Development plans call for four warehouse buildings, with the two largest structures each spanning just over 100,000 square feet. The breakdown, as filed with the county, is as follows:

  • Building 1: 82,500 square feet
  • Building 2: 72,000 square feet
  • Building 3: 104,000 square feet
  • Building 4: 104,000 square feet

No information has been provided on whether the buildings will be speculative warehouse space available for lease or whether tenants have already committed to the project. Scannell Properties could not be contacted for comment.

Developer’s Central Florida track record

Scannell Properties has completed other industrial projects in Central Florida, including the NorthPoint Industrial Park in Sanford and the nearly million-square-foot Turnpike Logistics Center in Groveland.

The developer sold the Groveland facility to Goldman Sachs Alternatives for just over $97 million in June 2025, according to the report. The Orlando-based firm KPM Franklin is serving as civil engineer, landscape architect and surveyor for the Davenport project.

Land scarcity shapes the Davenport submarket

Peterson said land is scarce in the Davenport submarket, with only one remaining 15-acre industrial-zoned parcel available in the area and no more acreage left in the business park.

“The main factors attracting industrial developers to Davenport Business Park and the surrounding area are the close access to I-4 and its location between Tampa and Orlando.” — Erik Peterson, Polk County Planning Administrator

Polk County has hosted some of the largest industrial transactions and leases in West Central Florida, as distributors have strategically selected outlying counties over more urban locations, according to Collier’s Q3 Market Report cited by the source.

Polk County industrial pipeline stays active

The Davenport filing lands amid continued industrial investment across Polk County, which has over 1.8 million square feet of industrial space under construction, according to the report.

Among recent deals, Duda & Sons Inc. paid $133.6 million for the Sherwin Williams Distribution Center in Winter Haven. Another project in the pipeline is the 220,000-square-foot North Ridge Trail Logistics Center at 450 Deen Still Rd.

Winter Park-based Park Industrial LLC is developing that center, which consists of a 10,000-square-foot construction equipment rental store and a 210,000-square-foot spec warehouse with 52 loading bays on Waverly Barn Road 4. The property encompasses 37.36 acres and is scheduled for delivery in Q2 of 2027, with the warehouse currently listed for sale or rent.

Schneider moves eastern intermodal from CSX to Norfolk Southern

Schneider National is shifting all of its eastern intermodal rail business from CSX to Norfolk Southern, making the railroad its exclusive eastern partner alongside Union Pacific in the West. The deal was announced the same day Schneider reported third-quarter earnings. Schneider's Michael Baumgardt said the move followed an evaluation of network reach, train frequency and proximity to population centers, while Norfolk Southern's Shawn Tureman said the railroad has been building toward the partnership since doubling its intermodal franchise ambitions in 2022. Truckload rates running more than 30% above intermodal levels are adding urgency, with dray capacity and driver supply cited as the main constraints.
