UI Boustead REIT posts S$29.2M NPI, 4.3% below IPO forecast

According to www.businesstimes.com.sg, UI Boustead REIT reported net property income (NPI) of S$29.2 million for the period from its trading debut on Mar 12 to Jun 30, falling 4.3% short of its initial public offering forecast.

First Financial Results Since Listing

UI Boustead REIT made its debut on the Singapore Exchange mainboard on Mar 12, 2026, becoming the first mainboard and real estate investment trust (REIT) listing of the year. Its IPO followed a robust 2025 offering pipeline in Singapore, where approximately US$2 billion was raised in IPO proceeds — a dramatic increase from just US$34 million in 2024 and US$35 million in 2023, according to Deloitte data.

Performance Drivers and Portfolio Occupancy

The shortfall in NPI was attributed primarily to currency headwinds — specifically, the weaker Japanese yen against the Singapore dollar — and a delay in lease commencement for a vacant unit at UIB Konan Phase 2, a logistics facility in Japan. Meanwhile, share of results from joint ventures totaled S$3.3 million, exceeding forecast by 30.3%, driven by stronger-than-expected performance at Razer SEA HQ and 6 Tampines Industrial Avenue 5.

The REIT’s committed portfolio occupancy stood at 98.1% as of Jun 30, up sharply from 89.4% as of Sep 30, 2025. This uplift was concentrated across three assets: 26 Tai Seng Street in Singapore, and UIB Konan Phase 2 and Toyo MK Fuso Building in Japan. The Singapore portfolio achieved 97% committed occupancy with positive rental reversions of 2.6%, while the Japan portfolio reached full 100% committed occupancy — up from 76.7% as of Sep 30, 2025.

Strategic Execution and Forward Outlook

Tan Shu Lin, CEO of the REIT’s manager, emphasized progress on both organic and inorganic fronts. She noted that the REIT had “firmed up committed occupancy across three of its properties with uplift opportunities” and executed its multi-pronged inorganic growth strategy. She added:

“This has enabled UI Boustead REIT to access co-development opportunities with higher returns on a risk-mitigated basis in both Singapore and Japan.” — Tan Shu Lin, CEO of the manager

A key enabler cited was the sponsor’s fully integrated real estate management platform. Portfolio-wide weighted average lease expiry remains long at 5.4 years. Looking ahead, the manager flagged persistent global uncertainty, warning that the protracted Middle East conflict is amplifying economic and inflationary pressures — thereby increasing foreign exchange and interest rate volatility.

On the day of the results release, UI Boustead REIT units closed S$0.005 or 0.6% higher at S$0.84, prior to the announcement.
