According to mhdsupplychain.com.au, Spectre Property has secured planning approval for a $25 million industrial development in Airport West, Melbourne, comprising 20 warehouse units on a 4,000 sqm site.
Project scope and site details
The development is set to deliver approximately 3,200 sqm of combined warehouse and office space, with four of the units featuring private yards. The site sits opposite Essendon Fields and offers access to major arterial roads and freeways, placing it within Melbourne’s established industrial network.
Spectre Property acquired the site in December 2025 and secured planning approval in August 2026, according to the report. The roughly eight-month approval window included negotiations with planners over site configuration.
During the planning process, the developer negotiated the removal of an electrical substation, which allowed a revised layout intended to improve the functionality of the warehouse units. The change freed up space for a more efficient arrangement of the buildings on the site.
Unit features and design approach
Each unit will include undercover parking, solar panels and provision for electric vehicle charging. Additional features include landscaped office areas, with suspended garden beds accessible through openable windows.
Jason Grasso, Managing Director of Spectre Property, said the project reflects the company’s approach to identifying industrial sites and improving their functionality through planning and design.
“For us, it’s about identifying the right sites and then getting the planning and design fundamentals right to create functional spaces that work for the businesses occupying them” — Jason Grasso, Managing Director, Spectre Property
Grasso added that the approval for 20 units and the removal of the electrical substation allowed the company to make more efficient use of the site and improve the overall layout.
Timeline and development pipeline
The development is scheduled for release to market in October 2026, with construction expected to commence in February 2027.
The Airport West project forms part of Spectre Property’s broader industrial development pipeline, which currently includes approximately $400 million in active projects across eight developments. Its wider portfolio comprises approximately 745 commercial and industrial lots across 11 projects in Victoria and Queensland.
The company’s largest individual project, Found Huntingdale, represents approximately $125 million in development value, underscoring the scale of Spectre Property’s industrial holdings relative to the Airport West development.
